Straightforward and cheap to run. Fine for a single office, a treatment room or a small shop where a cassette would be overkill.
Small, unglamorous and absolutely critical. A comms cabinet that overheats takes the business offline. These need cooling that runs year round, not just in August.
For rooms with nowhere sensible to hang a unit, or a glazed frontage that rules out wall mounting.
Once a commercial system is in, it carries a legal obligation. Systems above 5 tonnes CO2 equivalent of refrigerant have to be leak checked and logged, and the duty sits with you as the operator rather than with whoever maintains it.

One thing worth raising before you buy anything: if the premises is anywhere near the coast, and a lot of ours are, the outdoor unit will spend its life in salt air. Specify a standard unit and it will corrode. We will cover that at survey.
Variable refrigerant flow. One outdoor unit serving a number of indoor units, each controlled separately, so one room can be cooling while another is heating. It is the sensible choice for a whole building with different zones, and it is more efficient than running a separate split system for every room.

Yes. They need year-round cooling rather than seasonal, because the heat load comes from the kit rather than the weather. It is small work with a big consequence if it fails.
